WHO WE SERVE — 02

A hundred residents, one entrance, and a key list nobody has updated in years.

Gates, intercom directories, camera coverage of the garage and mail room, and credentials your manager can revoke the day a tenant moves out.

01 — THE THREAT
EVERY MOVE-OUT LEAVES A KEY OR A FOB UNACCOUNTED FOR.

Multifamily loss almost never comes through the front of the building. It comes through the garage on the back of another car, and it keeps coming because the credential that opened the gate was a code forty units already knew or a fob that left with a tenant in 2022.

The fix is boring and it works: per-unit credentials that die with the lease, a second reader at the pedestrian door where tailgating actually happens, cameras with plates at the ramp, and one directory panel residents can use without calling the manager.

02 — WHAT ACTUALLY GOES WRONG
3 PATTERNS

Where it fails on this property type

Garage tailgating

One car in, two cars in. Cameras at the ramp with plate capture make the second car identifiable instead of theoretical.

Credentials that outlive tenants

Shared codes and unreturned fobs are the single most common finding on a multifamily walk.

Common-area loitering

Mail rooms, laundry and stairwells. Coverage plus lighting to camera spec does most of the work.

03 — WHAT WE INSTALL
THE STACK

What we install here

01
Commercial-duty vehicle and pedestrian gates rated for the cycle count a garage actually sees.
02
Perimeter and trash-enclosure fencing that closes the routes around the gate.
03
Per-unit credentials, a directory panel, and revocation from a browser the day a lease ends.
04
Ramp, mail room, laundry and stairwell coverage, with plates at both vehicle entries.
05
Cabling and switching across buildings so the system is one system, not five.
04 — CODE & COMPLIANCE
3 REQUIREMENTS

Specified up front, not corrected at inspection

Fire and emergency access

Knox box or strike-release at every vehicle gate, egress hardware that never traps a resident.

ADA path of travel

Pedestrian gates, reach ranges on readers and intercoms, and clear maneuvering space at every credentialed opening.

Gate safety (UL 325)

Photo eyes, edge sensors and entrapment protection on every automated gate — inspected, documented, and on the estimate.

05 — WHAT DRIVES COST
5 FACTORS

What drives the cost here

Scoped to the property, not a per-unit rate card. These are the factors that move the number, in the order they usually matter.

FACTOR
WHY IT MATTERS
Unit and credential count
Forty units and three hundred are different systems, and directories add hardware.
Garage gate duty cycle
A high-traffic ramp needs a commercial operator; a residential one will fail in a year.
Common-area coverage
Each camera is a run and a license. Coverage is scoped by where loss actually happens.
Runs between buildings
Trenching and conduit across a garden-style property is usually the biggest line.
Cloud vs on-prem
A per-door subscription with remote management, or a local controller with no recurring fee.

3 ANSWERED

What people usually push back on

"The board cannot approve capital this year."

Then we phase it. Credentials and the garage ramp first, since that is where the loss is, and the rest across the next two budget cycles. The written scope covers all of it so nothing gets rebuilt.

"Residents will complain about a new app."

Codes and fobs keep working. The app is an option, not a requirement, and the directory panel means guests never need one.

"Our last vendor left us with a system nobody can manage."

We take those over regularly. Your manager gets a walkthrough, written credentials, and admin access in their own name — not ours.

FIELD RESULT

A 340-unit complex in Riverside

Garage tailgating three nights a week and eleven vehicle break-in reports in a quarter. We replaced one shared code with per-unit credentials, added a reader at the pedestrian door, and put plate-capture cameras at both ramps.

Apartment Buildings FAQs

Can we keep the fobs residents already have?

Sometimes. If the existing credentials are a readable standard we can enroll them; if they are cloned copies of a shared card, replacing them is the point of the job.

Who administers the resident list?

Your manager, from a browser. We can also hold it under a service plan if turnover is heavy.

How long does a garage gate install take?

Typically two to four days on site once hardware is in, with the gate left operable overnight.
